Architectural Design In response to the clients needs identified through a carefully researched and documented program, our architects prepare design alternatives that we believe respond to the client. After interactive discourse with the client, we refine these designs into a schematic design solution for final review by the client. Integrating the client's comments and concerns produces an architectural design that meets the needs and budget and is the basis for the building's design. Design / Build Realizing that for certain types of projects, a client may want to utilize a single source of responsibility for the design and construction of a project, we can provide design-build service. We have utilized two methods of design-build: architect as prime responsibility or contractor as prime responsibility. It is important to discuss and understand the merits of each project delivery system. Master Planning The most efficient way to plan for the long term growth and organization of any facility is to master plan as far into the future as you can see or visualize. This planning produces a road map that forsees the future and allows orderly growth and progression of a business or an institution of any type. Master planning is an effective tool to ensure that what you build today isn't in the way of future needs and growth. Interior Design In providing comprehensive architectural service to our clients, we typically design the interior spaces and include finishes and color selections. We can also provide selection of all furnishings, modular furniture, and accessories for a project. Computer Modeling To assist our clients in visualizing the proposed architectural design, our staff can demonstrate the final appearance through our computer system. We can show the building from various sides and angles and can even do a "walk through" indicating how it looks as you go inside. Further enhancements allow the visualization during daytime or evening hours. Facility Programming The most important first step in planning a new facility is to develop a program. A program is a verification through analysis and documentation of an owner's needs projected into the near term future. Our project architects will interview the owner's team and research the business process to quantify all of the needs required to run a business or institution. These needs are finally converted into space allocations, adjacencies, and operational requirements. This program, once approved by the client, becomes the basis for the building's design. Construction Documents Construction documents describing in detail the construction of a facility. Documents prepared by our office have been described by many local contractors as the most thorough they use. Our documents are thorough and concise resulting in close bidding by contractors and minimum change orders during the project. We utilize quality control measures and peer review to obtain the optimum accuracy and completeness of our documents. Inspection Services Many construction lenders require independent professional inspections of projects under construction that they finance. We have provided that service to many lenders, from New York banks to virtually all of the Louisville banks. Furthermore, with Kentucky law now requiring architect's services during the construction administration phase, we can also provide that service for projects under construction. Project Administration When a project goes into the construction phase, project administration services ensure the owner that they are receiving the facility for which the program, design, and documentation required. These services assist the client in dealing with the contractor throughout the construction. We essentially act as the client's agent, communicating with the contractor, reviewing and clarifying the documents, reviewing shop drawings and submittals, reviewing and approaching change order and contractor's pay request. We provide final inspections and help assemble and review the close out documents. Construction Procurement There are numerous methods of selecting the construction process for any project. Our professionals have considerable experience in all methods, from construction management to design-build. The conventional design-bid-build remains the most prevalent method, but clients' needs may dictate other ways. Our "Fast-Track" experience is second to none and can allow a quicker occupancy and also less cost. |
